Canada's AI-first mortgage broker · est. 2021 · Toronto

★★★★★4.10 ★ · OUR SCORE
★ BEST UX · 2026
We tested Pine with a fresh purchase application. Document parsing was genuinely magical — drag NoA into the dropzone, three seconds later income is filled in correctly. Pre-approval landed in 14 minutes. But the moment we tried a complex file (self-employed), the algorithm declined us cleanly. TL;DR: the cleanest UX in Canadian mortgages for textbook A-credit borrowers — useless for everyone else.
★ On a $500K mortgage: 0.15% gap = $405/year savings. Pine is rarely the absolute floor — Nesto and Butler beat them on most products.

FINAL VERDICT
The best UX in Canadian mortgages — for textbook borrowers only.
Pine's AI document parsing is genuinely magical, and 15-minute pre-approvals are real. But the algorithm-first approach means anything complex gets auto-declined. If you have a clean file, Pine is delightful. If you don't, you'll waste a week getting redirected.
